About the Neighborhood

Tucked under the live oaks of East Baton Rouge Parish, Shadows Community is a pair of quiet subdivisions gathered around a lake — shaded streets, generous lots, and neighbors who wave.

The Association is run by a volunteer board of your neighbors, elected by the membership. Dues keep the entrances landscaped, the lake and fountains cared for, and the walking paths and common grounds maintained. This page holds everything you need — the rules, the calendar, and how to reach us.

Paying Your Dues

Annual assessment

Set by the Board each year

Amounts vary by lot

Amounts vary by lot — unoccupied lots are assessed at 25% of the occupied-lot rate (Covenants, Article VI).

The Board sets the amount and due dates each year, with written notice mailed at least 30 days ahead.

Unpaid after 30 days, balances bear 10% annual interest and become a continuing lien on the lot (Covenants, Article VI).

Dues promote the recreation, health, safety, and welfare of residents, the security of the subdivision, and the maintenance of the entrance median and common areas.

Payments are collected by our management company, Magnolia Management Services — not through this website. Questions about your balance? Email info@magnoliabr.com or call (225) 286-7546.

Join the board or a committee

Everything the Association does — the lake, the entrances, the events, the approvals — is done by neighbors who volunteered. Board seats open every year and committees welcome help anytime: architectural control, parks and grounds, social. No experience needed — just a resident who cares.

Tell us where you'd like to help and the board will reach out.

Trick-or-Treating

Happy Halloween!

Board meetings and community gatherings are announced to members in writing — and always posted here.

Filing a Complaint

Most neighborly issues resolve themselves with a friendly word. When they don't, the Association has a process — and it starts in writing.

01

Check the policies first

Confirm the issue violates a restriction or rule — the full Policies & Procedures, including the enforcement process and fine schedule, are on this page with an index at the top.

02

Report it in writing

Email info@magnoliabr.com, submit through the resident portal at magnoliabr.org, or call (225) 286-7546 during office hours (Monday – Friday, 8:00 AM – 4:00 PM). Include the restriction in question, the property address, the date observed, and photos if relevant. Anonymous reports cannot be acted on, but your identity is kept confidential.

03

Written notice & time to correct

The Property Manager sends the owner a written notice stating the restriction, the facts, and a recommended remedy. First violations get a warning letter with a timeframe to come into compliance — no fine.

04

Fines & your right to a hearing

Uncorrected violations move to the $75 fine schedule. Anyone cited may dispute in writing or request a hearing within ten (10) days of any letter — hearings are held within thirty (30) days, and the Board issues its written decision within fourteen (14) days.

ACC Approval Requests

Planning a fence, an addition, a pool, or new paint? Both the Covenants and the Policies ask for written approval first — this form is the request.

01 — What needs approval

Any building, fence, wall, or other structure — and any exterior addition, change, or alteration — requires written Architectural Control Committee approval before work begins (Covenants, Article III).

02 — What to include

A description of the project, its location on your lot, materials, dimensions, and proposed start and end dates — plus a copy of your lot survey or design drawings, attached below.

03 — What happens next

The ACC reviews your request and recommends approval or denial to the Board, which decides in writing — usually within thirty (30) days. If the committee does not answer within fifteen (15) days of receiving your plans, the covenants treat the request as approved.
